House Rules and Etiqette Guidelines

To ensure a respectful and comfortable environment for everyone, we do have house rules in place. These cover things like noise, cleanliness, and shared space etiquette. Please take a moment to review them before your stay — they help keep everything running smoothly.

SAFETY
Zero tolerance. No parties, no intoxicated behavior, no illegal drugs, and no smoking marijuana inside the property. Smoking cigarettes is permitted in designated areas only. 
Security. Keep doors and gates closed. Do not let unknown persons in or share door codes with anyone, including food delivery personnel. 
Appliance Use. Please don't leave appliances like stoves or irons unattended while in use.
MAINTENANCE
Garbage Disposal. Do not dispose of oil, bones, or leftovers in the disposal. It will cause a clog. Please use the trash can instead.
Proper Flushing. Remember to flush. Only flush toilet paper. Do not flush feminine hygiene products, flushable wipes, etc. to prevent clogs.
Reporting. Report damages, leaks, or malfunctionsimmediately.
VISITOR
Guest Responsibility. Guests are responsible for their visitors.
Rule Compliance. Visitors must follow house rules.
Presence Requirements. The Guest must be present when hosting visitors.
Visitor Limit. Only one visitor is allowed at a time.
Quiet Hours for Visitors. No visitors are allowed during
quiet hours (9:00 PM - 8:00 AM).
ETIQUETTE GUIDELINES
Harmony. Be cordial and respectful with other Guests in the house or the neighbors.
Quiet Hours. Do not make loud noise after 08:00 p.m. and before 09:00 a.m.
Avoid Slamming. Close doors, cabinets, and other items gently, especially during quiet hours.
Pets and Extra Guests. No pets or extra guests without prior approval.
Internet Usage. Do not download illegal music/movies using our internet. Fines from Spectrum will apply.
Electronics Usage. Please turn off the AC, TV, and other electronics before you leave the house.
Property Care. Treat all property, furniture, and belongings with care. Return borrowed items to their proper place.
Utility Conservation. Use shared appliances and utilities (like water, electricity, and heating) responsibly.
Headphones. Put on a headset when listening to music or watching a movie.
Laundry. Put clothes away immediately after doing laundry;
do not leave them out.
Tidy Habits. Clean your personal space regularly. Also, clean up after yourselves immediately, especially after using shared facilities (bathroom, kitchen, and other common areas).
Item Storage. Store your items in designated spaces. Refrain from borrowing/consuming other guests' items without permission.
Considerate Cooking. Refrain from cooking pungent food to avoid disturbing others.
Lead by Example. Show a good example to other people by following the house rules.
Bathroom Courtesy. Please be aware of shared bathroom usage, especially during rush hour. Gentleman, please aim carefully or sit down.
VIOLATION
Lease Violation. Violating house rules disrupts the community. Penalties for violations may include: A Lease Violation Penalty Fee, Restricted access to amenities, Lease termination or non-renewal of reservations, and Immediate eviction. Please take care of all penalties immediately to avoid further action.

 Repair. The Guest will be held responsible for the cost of repairs due to stoppages, clogs, backed‐up waste pipes or drains, water pipes, plumbing fixtures, or overflow caused by negligent or improper usage, or the introduction of foreign articles or materials into the system.
